Rental Terms and Conditions
Rental Address: 1428 North Central, Flagler Beach, Florida 32136
NO Early Check-in or Late Checkout.
This is a NON SMOKING townhouse.
Checking In —
This is a self check-in unit. Guest will be provided with lockbox code 24-48 hours prior to arrival. Guests should utilize the key in the lockbox to unlock the unit. We suggest placing the key back in the lockbox, this will ensure you have access into the unit should you get locked out (2 sets of keys are provided in the unit for your normal use).
DAMAGE DEPOSIT —
A damage deposit is required with all reservations unless specifically waived on the booking and invoice. The deposit is NOT applied toward rent; however, it is fully refundable within (30) days of departure, provided the following provisions are met:
- No damage is done to the townhouse or its contents, beyond normal wear and tear.
- No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
- All debris, rubbish and discards are placed in outside trashcans and properly bagged, and soiled dishes are placed in the dishwasher and cleaned.
- All keys are returned and townhouse is left locked.
- All charges accrued during the stay are paid prior to departure.
- No linens are lost or damaged.
- No early check-in or late checkout.
- The renter is not evicted by the owner or local law enforcement.
PETS —
Pets are permitted in the townhouse only with prior approval. A pet deposit/fee will be required unless specifically waived. All pets must be leashed when outdoors. All pets must be up-to-date on rabies vaccinations. All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival.
Tax —
Per Florida State Statutes, Guest will be charged lodging tax on all rent, nonrefundable deposit, cleaning fee at the rate of 12%.
PAYMENT —
An advance payment equal to 50% of the total rental rate is required upon execution of the agreement. The BALANCE is due forty-five (45) days before your arrival date. Please make payments via personal checks payable to Shane Williams or John Cabral. Payments also accepted via Cash App and Venmo.
CANCELLATIONS —
Cancellations more than 60 days prior to arrival: full refund less $200. Cancellations within 60 days of arrival forfeit the full rental payment.
MAXIMUM OCCUPANCY —
The maximum number of guests is limited to four (4) persons.
NO DAILY HOUSEKEEPING SERVICE —
Maid service is not included in the rental rate. Bath towels or linens are not permitted to be taken from the townhouse.
TRASH/RECYCLING —
Recycling must be placed at curb Tuesday night. Trash must be placed at curb Monday and Thursday nights. All trash must be removed from premises at checkout. Failure to comply will result in a $50.00 charge.
GRILLING —
Use of charcoal or gas grills is strictly forbidden on the decks or in the carport. Guests may enjoy the gas grill located at the pool.
SMOKE DETECTORS —
Smoke detectors must be operational at all times. The renter may NOT disarm the smoke detectors.
PARKING —
A maximum of two (2) vehicles may be parked in the carport. Any vehicle left unattended on the blacktop is subject to towing at the vehicle owner's expense.
HURRICANE/STORM POLICY —
No refunds will be issued for hurricanes, hurricane evacuations, or inclement weather. It is strongly recommended that guests purchase travel insurance.
TRAVEL INSURANCE —
It is highly recommended all guests purchase travel insurance. The townhouse is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises. By accepting this reservation, all guests are expressly assuming the risk of any harm arising from their use of the premises.
